The Role

The role of your Estate Agent is to actively market your property, arrange viewings, negotiate offers and keep you informed on the process until you hand over your keys. It is therefore important for you to choose the right Estate Agent for you, so before you make your final decision here are some helpful suggestions:


Ask your friends and family on their experiences using your local agents & for names of specific members of staff within the branch they would recommend.


Ensure your Estate Agency follows official guidelines of a professional body such as the National association of the Estate Agents or the Property Ombudsman. As a company, Burrell's are members of The Property Ombudsman.


Providing professional photographs and floor plans as well as a description will also help demonstrate the size and scope of your property. Independent research from the British Market Research Bureau found that 1in4 buyers first found their property on Rightmove, so make sure your agent is happy to advertise your property on this website as it is the UK's number one property website.


Valuing is not an exact science, therefore the most realistic way of your estate agent to reach an appropriate asking price for your property is by researching similar properties 'Sold' in your area and comparing them with yours. The highest valuation is not necessarily the best valuation. Some agents will give you an inflated valuation figure to try and win your business, but an overpriced house will attract viewers with too high expectations or even worse, no viewers at all. The key is for your property to be attractively priced, without selling yourself short.
